This post is all about my top 5 tips you must do while building your new home. Don’t skip on these… you might regret them once you’re moved in.
If you’ve never built a home before, it can be overwhelming. However, there are a few items outside of the standard builder process that I recommend to everyone while they are waiting for their new home to be built. These tips have helped us countless times over the years since we’ve moved in.
1. Hire a third-party inspection company
Most builders will do several rounds of inspections, but it’s always a good idea to hire a third party to do an inspection too. This prevents any bias and gives peace of mind. Although a third-party inspection is the buyer’s fiscal responsibility, it can save you money in the long run if they find any major issues. We paid about $500 for a third-party inspection, which was worth every penny!
2. Take a full house video before drywall is installed
This has saved us so many times! By videoing pre-drywall, you can reference back where wires, pipes, studs, and more are within your walls. This is super helpful if you ever go to do a renovation.
3. Wait to purchase any new furniture
This might be a controversial opinion, I know! I purchased a few bigger items before moving into our home and I later had major regrets. Spaces can look and feel different when you start living in them. Be patient in the journey, it will all come together in due time!
4. Ask your builder to leave off hardware and fixtures
If you plan to change out any builder-grade lights and hardware, ask your builder to not install them. It prevents more work if you plan to replace these things. For lights, the builder will still put the electricity where it needs to go but leave off the light fixtures.
5. Add positive words, thoughts, and prayers before drywall!
Our realtor recommended we do this and it was so much fun! Our family went through the house and wrote prayers and affirmations on the studs and within the walls. These words will bless your home forever!
